When something at home needs investigating
You may notice a stain returning after decorating, damp around a bathroom or kitchen, or a change in your heating-system pressure. Tell us what has changed, how long it has been happening and what has already been checked.
These signs do not prove that a pipe is leaking. A survey investigates the suspected source so you can make a decision about the work needed, rather than treating the visible patch alone.

Start with the postcode, affected rooms and whether water is still escaping. Mention any previous plumbing checks or repairs. Discuss the survey scope, price and availability before booking.

Understand the findings
The independent contractor chooses tests suited to your property and explains the findings and any uncertainty. Specialist methods aim to reduce unnecessary opening-up; access may still be needed.

Agree the repairs
Engineers usually fix leaks and carry out repairs. Agree the proposed work, cost and any reinstatement with the contractor. Same-visit repairs depend on the fault and access.
Plan the visit around your home
Tell us about tiled floors, fitted cupboards or other features that affect access to suspected pipework. Ask what needs to be accessible for the survey and whether you should make any preparations.
If the home is rented, tell us who will arrange access and authorise the work. Agree the relevant permissions before any opening-up or repairs. Do not assume a survey quote also includes making good floors, walls or decoration.

If you want help with a trace-and-access or water-damage claim, a leak-detection report is needed. Tell us when you enquire and agree its inclusion, contents and price with the contractor before booking.
Insurance cover depends on your policy and circumstances. You can request a separate PCLA loss-assessor callback if you want claims help. An escape-of-water damage survey is a separate service and a different document from the leak-detection report.

Does falling boiler pressure mean there is a hidden leak?
It is a reason to investigate, but it does not confirm a buried or concealed pipe leak. Tell us about the pressure changes and any checks a heating engineer has already carried out.
Will floors or walls need to be opened?
The contractor will explain what the investigation suggests. Specialist methods can reduce unnecessary disturbance, but opening-up may still be needed to investigate further or reach the repair.
How much will a survey cost?
Request a quote for your property and enquiry. Confirm what the survey covers, whether a report is included, and how access or repair work will be priced.
What if the survey does not identify a leak?
Ask the contractor before booking how inconclusive findings are handled and what charges apply. Discuss what the investigation established, its limits and any recommended next checks; no successful-find guarantee is offered here.

You contract with and pay an independent contractor directly. NI Leak Detection arranges introductions and receives no commission or financial reward for them.
